Applying for a Rental

Q: How do I apply for a rental property?

A: An application may be obtained by clicking the Rental Application link on the Buildium website. Each adult occupant must complete a separate application.

Q: Is there an application fee?

A: IMS does not charge an initial application fee to complete or submit an application. Upon commencement of the lease, a $50 application fee per applicant will be charged.

Q: What factors are considered during the approval process?

A: IMS evaluates rental history, income verification, credit history, background screening, and overall application qualifications.

Security Deposits & Payments

Q: When is rent due?

A: Rent is due according to the terms outlined in your lease agreement.

Q: How can I pay my rent?

A: Tenants may make payments through the online tenant portal or by approved payment methods listed in the lease agreement, which include cashier’s checks and money orders.

Q: Are late fees charged?

A: Yes. Late fees are assessed in accordance with the lease agreement and applicable state laws.

Q: When will my security deposit be returned?

A: Security deposits are processed after move-out inspections and in accordance with South Carolina law.

Maintenance Requests

Q: How do I submit a maintenance request?

A: Maintenance requests should be submitted through the tenant portal whenever possible.

Q: What qualifies as an emergency maintenance issue?

A: Emergencies may include active flooding, fire, loss of heat during winter conditions, sewage backups, or other situations posing immediate danger to persons or property.

Q: Am I responsible for changing HVAC filters and light bulbs?

A: Unless otherwise stated in the lease agreement, tenants are generally responsible for routine maintenance items such as light bulbs, batteries, and HVAC filter replacements.

Lease Policies

Q: Can I break my lease early?

A: Lease termination policies are outlined in your lease agreement. Early termination will involve additional fees and obligations, may negatively impact the tenant’s credit, and may be turned over to collections.

Q: Can I have roommates or additional occupants?

A: Any additional occupants must be approved by IMS and may require application screening.

Q: Are pets allowed?

A: Pet policies vary by property. All pets must be approved in writing prior to occupancy. Certain breeds and animals may be restricted.

Move-In / Move-Out

Q: What utilities am I responsible for?

A: Utility responsibilities are outlined in your lease agreement and may vary by property.

Q: What is expected when moving out?

A: Tenants are expected to return the property in clean condition, remove all personal belongings, and comply with move-out instructions provided by IMS.

Resident Responsibilities

Q: Am I required to maintain renters insurance?

A: Some properties may require renters insurance. Please review your lease agreement for specific requirements.

Q: Can I make alterations to the property?

A: No alterations, painting, satellite installations, or modifications may be made without prior written approval.

Portal & Communication

Q: How do I access the tenant portal?

A: Tenant portal access information will be provided after lease execution and move-in coordination.

Q: How should I communicate with IMS?

A: Tenants should communicate through the tenant portal, email, or approved office contact methods for the fastest response.
