IMS Property Services, Inc. is the property services arm of IMS.  It is of special importance to know that we self-perform all property services, such as general maintenance, housekeeping and common area cleaning, HVAC, plumbing, electrical, CPO and pool maintenance, painting, and general repairs.  This is crucial for a number of reasons, including:

• IMS Property Services, Inc. 100% controls the pricing we pay for billing purposes.  As such, we are never at the mercy of a service contractor and their pricing.  Example:  A local HVAC company will charge $190.00, simply to show up and diagnose a service call.  Our same arrival and diagnosis rate is $75.00

• IMS Property Services, Inc. is never at the mercy of any service contractor in response times and sense of urgency in responding to our needs, including after hours and weekend emergencies.  Our client partners, and homeowners associations are our top priority.  They are not the top priority of local service contractors, who will prioritize each of their service calls by the amount of profit they will earn per call.

• IMS Property Services, Inc. knows precisely who we are sending for any and all service calls.  Our supervisors and technicians are carefully vetted, with complete background screening.  They are our employees, so we know their trustworthiness, capability and the degree to which each will strive for completion of a service request, doing each right the first time.

Although IMS Property Services, Inc. is the service arm of IMS, we also provide services to clients who are not currently among our property management client partners.  For a detailed explanation of the services we provide, please see below.

• General Maintenance - From the installation of a smoke detector, replacing an ice maker, to the complete remodeling of a property, our general maintenance is trained and skilled to perform most any service request.  Our billing rates are highly amicable, and much lower than other service contractors.

• Housekeeping & Common Area Cleaning - At the core of our business operation is housekeeping and common area cleaning.  We self-perform these services for all of our vacation rentals, long-term rentals, and homeowners associations.  Our services and pricing is far superior and lower than contracting through any cleaning contractor.

• HVAC - Our HVAC technicians can diagnose and repair virtually any HVAC need.  As with the other skilled contractors, our arrival and diagnostic fees are a fraction of that of our competition.  

• Plumbing - Our plumbing technicians are highly skilled, motivated and have vast years of experience with plumbing repairs and installations.  As with the other skilled contractors, our arrival and diagnostic fees are a fraction of that of our competition.   

• Electrical - Our electrical technicians are highly skilled, motivated and have vast years of experience with plumbing repairs and installations.  As with the other skilled contractors, our arrival and diagnostic fees are a fraction of that of our competition. 

• CPO/Pool Maintenance - IMS Property Services, Inc. functions as the (CPO) Certified Pool Operator and pool maintenance provider for nearly all of our homeowners associations, as well as a number of our vacation rental and long-term rental properties.  Our services include not only testing, and balancing of chemicals, but also diagnosing, repairing and replacing parts and systems for both swimming pools and hot tubs.  

• Painting - From one room interior painting, to a complete interior painting, to multifamily exterior painting, IMS Property Services, Inc. is skilled and equipped to handle any request, large or small.
