Integrity Management Systems, Inc. (“IMS”) is committed to maintaining safe, clean, and well-managed rental properties for all residents and property owners. The following pet policy applies to all tenants and occupants residing in properties managed by IMS unless otherwise stated in the lease agreement.

 

Restricted Dog Breeds

IMS will not accept or approve any full or mixed breed of the following dog breeds, regardless of size, temperament, training history, or prior behavior:

​

• Pit Bull (including American Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Bull Terrier)

• Rottweiler

• Doberman Pinscher

• Chow Chow

• Presa Canario

• Akita

• Wolf Hybrid

• German Shepherd

• Husky

• Alaskan Malamute

IMS reserves the right to deny any additional breed or animal deemed aggressive, dangerous, or unsuitable for the property or insurance requirements.

Pet Approval Requirements

​

All pets must be disclosed prior to occupancy and approved in writing by IMS and/or the property owner before being brought onto the premises.

• Completed pet application

• Current vaccination records

• Recent photograph of the pet

• Veterinary records

• Pet deposit and/or monthly pet fee

​

Unauthorized pets constitute a lease violation and may result in fines, removal of the animal, or termination of the lease agreement.

Tenant Responsibilities

​

Approved pet owners are responsible for:

• Maintaining control of their pet at all times

• Cleaning up pet waste immediately

• Preventing excessive noise or disturbances

• Preventing damage to the property

• Complying with all local ordinances and HOA regulations, where applicable

Tenants are fully responsible for any damage, injury, or liability caused by their pet.

Assistance Animals

​

This policy does not apply to legally recognized service animals or approved assistance animals as defined under applicable federal and state fair housing laws. Appropriate documentation may be required in accordance with applicable regulations.

Policy Changes

​

IMS reserves the right to modify or update this pet policy at any time as necessary to comply with insurance requirements, property owner directives, or operational standards.
